TAS Management Team Trade Area Systems™ was founded in 2002 by Joe Rando and Bill Dakai with the goal of creating the best site selection tools for retail real estate.

Joe Rando
Co-Founder, President

Joe spends most of his time handling the business aspects of Trade Area Systems. As a retail real estate developer, Joe provides the developer’s perspective to Trade Area Systems. He is also the architect of TAS’s spatial modeling technology.

Since the early 1990s, Joe has developed almost 1 million square feet of retail. Trade Area Systems’ TAS Model product is the descendant of tools Joe built in order to find retail development opportunities. He has developed hundreds of thousands of square feet of retail based on the results of these analytical tools.

Joe received his B.S. in physics from The University of Massachusetts and his MBA with a concentration in real estate from The University of Connecticut. He lives in Sharon, MA with his wife and three children. When not working, he likes to ski, jog, snorkel, and avoid yard work.

Bill Dakai
Co-Founder, Executive Vice-President

Bill oversees all technology development at Trade Area Systems and is responsible for the Roadmap of our products. Passionate about retail real estate research, Bill is one of the few in the industry who understands the field in terms of analytical concepts, computer programming, and most importantly customer usability.

Before Trade Area Systems, Bill was Director of Market Research for CVS Pharmacy. While at CVS, Bill managed the analysis of approximately 2,000 site studies and was responsible for optimizing the locations of stores in new markets. Under his oversight, the Market Research team helped the company expand into Florida, Chicago, Phoenix, Las Vegas, Minneapolis, and California.

Bill received his Master’s degree in Geography from the University of North Carolina at Charlotte and currently lives in Millville, MA, with his wife and two children. His hobbies include mountain biking, hiking and coding.

Chris Dickinson
Director, Software Development

Chris is responsible for the design and implementation of our products. He has an extensive software development background in both Windows and Web development.

Chris joined Trade Area Systems in April 2007. Chris has worked in several IT and commercial software organizations. Prior to joining TAS, he worked at Geerlings & Wade, where he oversaw the re-launch of their consumer web site, and the complete integration of their system infrastructure. Chris also spent time working in the commercial software field while at Softrax Corporation, where his responsibilities included leading the development team of the Contrax subscription billing and revenue recognition product.

Chris currently lives in Attleboro, MA with his wife and sons. His hobbies include sailing and golf.
